The tradeoff is that “chain-link” covers a wide range of quality, and the difference between a fence that lasts 20+ years and one that sags and rusts within five comes down to a handful of specs most property managers never think to ask about.

Gauge and coating decide the lifespan

Lighter-gauge, uncoated chain-link is cheaper up front and shows it within a few Houston summers — rust streaks at every knuckle, sagging mesh where posts weren’t set deep enough. Vinyl-coated chain-link costs more than galvanized alone but resists the rust streaking that’s common on uncoated mesh in Houston’s humidity, and it takes a privacy screen or windscreen more cleanly.
